    These are the projected housing market 2025 predictions. I also mention how this relates to the Colorado Springs housing market specifically.

    Here are the main drivers of the projected housing market of 2025:

    tariffs
    tax cuts
    mass deportation of immigrants
    looser construction regulations
    the low number of homes for sale
    the continued pent up demand for housing
    an overabundance of rentals?
    interest rates (of course)
    rising home insurance
    a "silver tsunami"

    What about rentals? Is there an oversupply of rentals in Colorado Springs? We should be seeing about 4,000 new rentals each year for the next 3 years. However over the next 4 years our city will need to build about 40,000 new homes and apartments, just to keep up with demand.

    Colorado Springs home prices reached their peak this June and July, with prices headed down slowly since then. Still, November 2024 prices are still about 8% higher than they were back in January. In short, Colorado Springs homes have still seen appreciation this year.

  • Are Immigrants Affecting the Housing Market?

    Has a mass influx of immigrants contributed to the lack of supply of homes nationwide? Where are people moving to Colorado Springs from? What is a 15-minute city?

    I talk about the Trump administration's potential for mass deportation of immigrants, if immigrants are affecting the housing market, as well as other drivers contributing to high home prices in Colorado Springs.

    We actually may see fewer immigrants in 2025 due to a few immigration policy changes. Jobs are also increasing, while young adults are apparently making record earnings.     Undocumented immigrants make up about 15% of the construction workforce, so if mass deportations happen, it may only impact new construction starts minimally:

    Don't forget that new home builders mostly stopped building for a decade after the 2007 housing crash. That itself is the main reason the United States has a housing shortage now.

    What's more, undocumented immigrants are extremely unlike to own homes here. This would impact the rental market, but that would in turn affect home buyer demand.

  • Should You Sell Your Home in the Winter?

    Should you sell your home in the winter? Is that a bad idea? I answer right away. After that I explain why I think this about selling your home in the winter.

    You should also consider the days on market in winter until homes go under contract. How much longer is that? I talk about that too.

    One thing I didn't mention in the video is that the would-be home buyers who are active during the winter months, are looking now for a reason. These are serious buyers who maybe are relocating for a job, or have a lease coming up, or other time related reasons. They are motivated buyers with a time crunch. That works in a home seller's favor, encouraging a quicker, smoother sale.

    Another thing when selling your home in the winter: take professional pictures when there isn't snow on the ground, if possible. Snow in picture hides a lot of your yard and home, and can take away from showing it off.
