In this audiobook, I focus on the practicalities of property investment. If you are new to property investing, by carefully studying this audiobook, you will soon be way ahead of those who are just going to learn by experience. In doing so, you will be much better prepared for what is awaiting you rather than just learning by experience, like I had to do. This audiobook will equip you with the knowledge to work, either by yourself or with an investment partner, on getting the best property exposure to suit your personality and personal situation. This could easily save you a lot of pain compared to learning by experience alone.
Be aware, as already stated, there are many books readily available on property investment that only emphasise the positives of being involved in it. This could be misleading, if you are only expecting good things to happen. There is, maybe unsurprisingly, very little information available about the challenges that property investors face. Of the information that can be found, often in the form of comments on social media, I have found these to be very selective in what they say and there are many gaps in the information.
Here I reveal everything I was never told when I first went into property investment.

A tough listen, but essential
I listened to this book after book 1 and 3 in the series. This book contains real life experiences from an investor with a considerable buy-to-let portfolio. Whilst it touches on the positive elements of this strategy, it is mainly a no-holds-barred manual detailing the challenges involved in buying property for rental. Personally, I found it a highly informative and a big wake up call. I have a busy business plus a four year old son and I value my spare time - I have been building a pot to invest into property. This book shows the reality of how much time investing can cost you. Would I have time to do that properly with all that I have to do currently? Would I want the sorts of challenges that are REALLY possible in property? Most property books hardly touch on this as a subject and I would recommend that anyone considering the same as myself check out this book before making any decision on strategy.
On another note, there are some really important points in this book that can be taken on board. Peter has obviously lived through these and offers the advice freely. There is a magnificent section on dealing with local councils which I think personally is worth more than the price of the book alone.
I am very much looking forward to the sequel to this book, which I am sure will be a lighter read, but equally valuable. Peter is my favourite author out there as he isn't trying to butter you up to sell you an expensive course like many of the authors out there.

Behind the Curtain
Another great book by Peter J How. UK Property Investment: The Toxic Truth offers a great insight into the day-to-day running of a property portfolio which is often not spoken about in the multitude of webinars, training and adverts that entice people to invest in property in the first place. This book takes a look behind the curtain of being a landlord and the challenges that accompany the role - from lack of support from councils and police to friends and family. I thoroughly recommend you read this book if you are looking at getting in to property investing so that you can truly understand the full picture. I look forward to Peter’s next book in this series - The Antidote which I know will balance the positives and negatives that come with property.

easy to understand
not got into investing yet, so I can't tell you if the advice is any good, but it certainly seems like a clear list of potential hazards a new investor should be aware of

Think I’ll be revisiting this book a few times.

Despite it’s negativity it’s balance is refreshing
This book whilst extremely “glass half empty” as it’s title suggests is still a great source of information. If only to provide some balance since all property books are overwhelming positive and barely mention the negatives. As a buy to let landlord I can say that whilst I haven’t encountered all these issues yet (touch wood) I have for some, and the descriptions are accurate.

A 5 hour partridge style rant
I got this book to balance my research into the UK rental market. To give it it's dues, there are a few bits of good perspective in here. However the majority just feels like a cathartic rant from the author and I zoned out after a few hours of content. Synopsis - don't get greedy and rent HMOs cause they cause you hassle

This book is basically a very long list of everything that can and will go wrong if you rent out properties to drug addicts, whinos, benefit wallahs and mental health sufferers. I maybe should have understood this better before I made the purchase but ultimately I was a bit disappointed. I never really understood why anyone would want to invest in this sector anyway. If you lie with dogs, expect to wake up with fleas. To be fair to the author, I may yet consider buying one of his other titles to do with the financing side of things.
